As part of the global training program, you will initially be employed in the US for approximately one year to receive training with our transactions, portfolio management and/or asset management teams. Training will consist of a combination of practical on-the-job training as well as more traditional classroom based training.
 
Following their first year, participants in the global rotational program will transfer to the Germany office. Specific placements will be subject to business needs and other factors such as your preference and language proficiency.  Relocation assistance will be provided; upon transfer, you will be paid in local currency and in line with local market standards.
 
Description Responsibilities:
  • Analyze and underwrite investment decisions for leasing, financing, buy/sell scenarios including preparation of cash flow models, sensitivity tables, property valuations, and joint venture structuring.
  • Participate in the property budget and strategic plan process.
  • Coordinate property appraisal process and review appraisals for accuracy.
  • Provide on-going and quarterly portfolio level reports (insurance, rollover, tenant surveys).
  • Prepare Investment Committee memorandums and related support through risk analysis and in-depth understanding of investment factors.
  • Analyze economic, legal, political and market conditions within assigned areas.
  • Support the transaction due diligence and closing processes.
  • Work closely with internal and external stakeholders: leasing/ sales brokers, property managers, portfolio analysts, joint venture partners, property appraisals, and operations/ accounting teams to support the asset management operation.

Requirements and Skills
  • Candidate pursuing BA/BS degree, ideally in Finance, Economics or Real Estate, or something equivalent, similar or relevant. Graduating December 2017 or May 2018.
  • Must be fluent in German; have previously lived outside of the US for an extended period of time with a desire to relocate outside of the US.
  • Understanding of basic real estate terms and concepts such as net leases, gross leases, contracts, rents, percentage rents, operating expenses, capital expenditures, recovery of expenses, property types.
  • Understanding of basic finance concepts such as NOI returns, cash flow returns, internal rate of return, present value/discounted cash flow.
  • Strong quantitative skills and demonstrated analytical ability.
  • Computer proficiency with a strong working knowledge of Microsoft Excel. Knowledge of ARGUS is a plus.
  • Strong interpersonal/communication skills.
  • Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously.
