Prudential Real Estate Debt Strategies (PREDS) is the collaborative venture between PGIM Real Estate and PGIM Real Estate Finance.  The PREDS business is responsible for investment and portfolio management of non-core and high-yield commercial real estate debt products through funds and separately managed accounts. PREDS’ investments may include whole loans, mezzanine loans, B-Notes and preferred equity across a spectrum of underlying real estate risk and sponsor strategies. Transaction types include recapitalizations, refinancing’s, re-positioning’s and acquisitions.  PREDS will focus its activities on the real estate non-core and high-yield debt market in the Americas, by leveraging both its investment track record and its affiliated US debt and equity origination platform, as well as working in partnership with other business units within PGIM.

 

Position Summary:

 

The PREDS team is seeking an Executive Director, Originations reporting to the senior portfolio manager for PREDS.   The successful candidate will be responsible for sourcing new investments in partnership with PGIM Real Estate Finance’s origination team as well as evaluating the quality and suitability of potential investments for the PREDS investment funds. 

 

Duties & Responsibilities:

  • Originate new investments within the Americas debt platform leveraging PGIM Real Estate Finance’s debt origination teams to create investment opportunities for both non-core and high-yield investment strategies executed by PREDS
  • Assist in developing the relationship and partnerships between PGIM’s Real Estate debt, equity and other business groups in order to optimize the combined potential of the PREDS platform
  • Perform on-going market assessment and communication of market trends to the portfolio management team
  • Work with the portfolio management team in the creation of new investment products
  • Oversee the new investment process and pricing and structuring of new investments
  • Assist the PREDS portfolio management team in investor communications and marketing efforts
  • Serve as a player/coach, helping to mentor and manage a dedicated investment team, as well as helping the group to integrate with PGIM’s real estate investment businesses and infrastructure to effectively execute investment opportunities

  • Bachelor’s degree from an accredited institution in business administration, economics, finance or real estate required. Master’s Degree with an emphasis on finance, economics or real estate, preferred
  • Minimum of 15 years commercial real estate investment experience including substantive experience sourcing, structuring and/or investing in US non-core and high-yield real estate debt transactions
  • Significant direct experience in market assessment, new product development, and managing an investment process from sourcing through closing
  • Strong fiduciary mindset including a demonstrated understanding of risk management, portfolio diversification, and asset management with respect to real estate and financial investments
  • Understanding of investor relations, capital raising, financial reporting, legal/regulatory compliance, leverage strategies and fund/deal structuring
  • Ability to assess investment opportunities across a range of real estate debt strategies
  • Strong partnering mindset and the ability to effectively harness the firm’s resources, global reach and cross-pollination potential
  • Strong commercial acumen and sound investment judgment
  • Outstanding presentation and communication skills
