Location: Mexico City, MEX

Description The Asset Manager is responsible for international real estate strategy, leasing and disposals in the CALA region.

The AT&T international real estate portfolio is growing and covers all parts of the world excluding the USA. The CALA portfolio currently comprises different asset types and is totals approximately 100,000 sqft ft. and 50 locations. In addition Mexico has circa 600 retail stores and 1100 retail kisoks with approximately 600,000 sqft of admin and technical space

**Roles and Responsibilities:**

establish and build relationships with BU management to monitor and authenticate real estate needs

understand BU property requirements to enable provision of accommodation by utilizing vacant space within existing portfolio, acquiring new space or reducing the portfolio via disposals, on time and budget

implementation of real estate initiatives, project plans and recommendations to minimize cost and maximize space utilization

timely renewal, downsizes or relocation of space to minimize risks and costs to the business

undertake regular reviews and analysis of the portfolio and local property market trends to identify risks and opportunities to improve cost efficiency and space utilization

evaluate and integrate requirements of facilities management and construction project management as well as appropriate AT&T and legal requirements

prepare and implement real estate strategies to deliver improved performance

preparation and presentation to business units and management of real estate options with recommendations and financial evaluations

instructing and managing third party international real estate brokers and legal resource where necessary

provide real estate expertise to AT&T as required and deal with landlord issues.

the renewal, disposal and lease administration of the Mexico retail portfolio. new retails store acquisition is not part of this role

oversee the lease administration and OPEX payments to landlords for the Mexico portfolio

**Key Competencies and Skills:**

Financial analysis of real estate

People and supplier management

Negotiation skills

Real estate law and practice in Mexico


Written and oral presentation

**Education and Qualifications:**

Degree or equivalent qualification in a real estate or project management

5 years experience of real estate management preferable with a large multinational company

Business level written and spoken English and Spanish.

**Additional Information:**

Occasional international and travel within Mexico will be required for this role.
