LATAM Customer Relantionship Manager

Principal purpose
The CRM will be part of the Real Estate department for LATAM. This position will manage real estate projects and commercial negotiations (new lease contracts, renewals and revisions) of properties leased or owned by PepsiCo in the LATAM sector, as well as work on the continuous improvement of department processes and procedures.

Main responsabilities

  • Think real estate strategically for the business and also have the analytical ability to define courses of actions for the different daily challenges embedded on the CRM role (MAKE DECISIONS)
  • Secure Real Estate processes and procedures are properly applied on all real estate transactions and followed by internal customers and broker partners (MAKE DECISIONS)
  • Build effective business relationships with business units teams (internal customers) to gather legitimacy as a key business partner (MAKE DECISIONS)
  • Prepare/compile information for real estate business budgeting, as well as Real Estate department expenses for AOP process (MAKE DECISIONS)
  • Treat or convey to responsible departments any requests/demands from internal customers/landlords such as discussions on physical changes/improvements/maintenance, revision of commercial/legal terms, information for benchmarking etc (MAKE DECISIONS)
  • Compile appropriate information from broker partner and internal customers to support negotiations with landlords on new lease terms and actual contract renewals/revisions (EXECUTE ACTIONS)
  • Manage the elaboration of new contracts and amendments - request to Legal, intermediate clause negotiations with landlords, make sure e-copies are uploaded on lease management system (MAKE DECISIONS)
  • Convey new/revised documentation to the lease administrator (third party), in order to maintain lease management system updated (EXECUTE ACTIONS)
  • Kick off real estate projects by liaising broker partner and project leaders (EXECUTE ACTIONS)
  • Keep track on projects under scope and report progress to the LATAM Real Estate Lead (EXECUTE ACTIONS)

Experience and profile

  • Fluency in Spanish idiom is a MUST HAVE
  • Proficiency in English is a MUST HAVE (Fluency is differentiating)
  • Basic knowledge in Portuguese is differentiating
  • Knowledge of negotiation techniques (brokerage skills are differentiating)
  • Knowledge of the Mexican legislation applied to real estate is desirable (knowledge on other countriess real estate legislation is differentiating)
  • Financial knowledge (real estate impacts on company reports and results) is desirable
  • Bachelor degree in Business Administration, Engineering , Law or Economy
  • At least 3 years of experience in Procurement and/or Warehousing (Experience as a broker is differentiating)
