Job Description:


PGIM Real Estate currently has an outstanding career opportunity within its Senior Housing team. This Associate level role will drive investment results and support the team’s portfolio management functions. This position is based in Madison, NJ.


Duties & Responsibilities: 

  • Partnering with senior asset managers to provide management and direction for a portfolio of senior housing properties. This includes frequent contact and direction with partners and operators.
  • Assist Portfolio Management with strategic analysis, initiatives, projects, client reporting objectives and presentation objectives including future fundraising efforts.
  • Prepare analyses of various investment decisions – leasing/operational strategy; financing; acquisition; hold/sell.
  • Oversee or assist in the annual budget process as well as the preparation of property strategic plans.
  • Review periodic property reports and track operating performance. Prepare and present quarterly updates summarizing results, issues and initiatives.
  • Assist acquisition and debt capital market leads throughout the acquisition/disposition and financing processes.
  • Maintain up to date asset-level debt information and review/sign-off on quarterly debt data/covenants.
  • Review quarterly appraisals for factual accuracy and consistency with other similar properties.
  • Maintain a high level of subject matter expertise on all properties.
  • Proactively respond to and/or escalate business issues.


  • Bachelor’s degree in real estate, finance, or related field required.
  • Candidates must have 3 years of relevant real estate experience. Prior exposure to senior housing is a plus, but not required.
  • Understanding of key real estate agreements including purchase and sale agreements, management agreements, partnership agreements and loan agreements.
  • Strong real estate market knowledge, with Northeast/Mid-Atlantic specialization a plus.
  • Proven ability to drive investment objectives by directing operators/partners.
  • Awareness of portfolio goals and ability to develop and monitor specific plans for individual investments that contribute to these goals.
  • Proficiency in finance concepts such as NOI yields, cash yields, dollar and time weighted returns, equity multiples, present value/discounted cash flow, capital markets, etc.
  • Strong real estate financial/valuation capabilities and writing skills. Excellent Excel proficiency.
  • Strong interpersonal/communication and presentation skills; ability to develop and ask questions.  Ability to make presentations to senior management, investment committee or clients, when necessary.
  • Ability and willingness to independently perform market/comp research.
  • Capability of simultaneously handling multiple assignments with minimal direction.
  • Ability to direct and monitor the activities of others on a systematic basis.
  • Understanding of transaction due diligence process
