The Global Investor Services Group, a division of PGIM Real Estate, partners with PGIM Real Estate’s Portfolio Managers, Marketing Representatives, Fund Accountants, Senior Management and other groups to provide our clients, their consultants, and prospective clients with best-in-class client service, accurate and timely information and analysis that is transparent and is easy to interpret.


The Portfolio Analytics team within Global Investor Services is responsible for the reporting of investment product (fund) performance which includes but is not limited to:  reporting of current quarter performance, compilation of fund statistics and fund analytics, forward looking projections and liquidity scenarios, coordination of marketing activities and materials for the firm’s investment products, and providing timely responses to client inquiries. 


Position Summary:


PGIM Real Estate’s Portfolio Analytics team is seeking an Analyst, Performance Analytics to be part of a team responsible for supporting firm-wide performance reporting and analysis.  This individual will work closely with each portfolio analytics team within the Portfolio Analytic and will be responsible reporting performance results for the firm.  This individual will be expected to assist in historical data clean up and current quarter submission to external performance attribution provider for all US Open End products.  This position involves direct interaction with multiple internal PGIM Real Estate partners, including fund operations, transactions, research, marketing, legal, and valuations.


Duties & Responsibilities:


  • Assist in the compilation of performance data for all global funds to produce:
    • Firm wide performance reports
    • Management Dashboard
    • Update internal database
  • Assist in working with external performance attribution provider to clean up historical data submission for three open end funds and assist in accurately submitted current quarter results.
  • Review performance attribution reports released by provider for accuracy.
  • Assist in generating Performance Attribution for funds not covered by external provider’s attribution service.
  • Assist in Peer/Competitor group performance reporting, analysis and internal database updates.
  • Assist in quarterly benchmark analysis and other performance analysis.
  • Assist in performance analysis for Advisory Council for all funds requesting assistance, as needed.
  • Assist in compilation of AUM from various sources to produce:
    • Management Dashboard
    • Fund level questionnaires
    • Data for RFPs & DDQs
  • Master client list generation.
  • Assist in compilation of various funds/regions property list to Produce:
    • Master Property Listing
    • Management Dashboard
    • Marketing Material
    • Data for RFPs & DDQs
  • Assist in working with portfolio managers on ad-hoc performance analysis necessary to manage the fund strategies.
  • Assist in developing performance calculation models in Excel.
  • Assist in working with the Information Management System team focusing on the automation of fund performance reporting.
  • Provide backup, support and assistance for Senior Housing and Debt platform portfolio analytics which includes:
    • Assisting with client requests pertaining to their investment in the fund – questionnaires & RFP.
    • Assisting in quarterly reporting process, as needed.

  • Bachelor's degree in Finance, Accounting, Economics or related field required. 
  • 2 years’ experience in a performance analysis, finance or accounting role.
  • Proficient in Excel, including pivot tables and advanced modeling capabilities.
  • Basic knowledge of NCREIF performance and IPD performance measurement and attribution methodologies.
  • Basic knowledge of performance attribution methodologies.
  • Understanding of basic real estate terms and concepts.
  • Understanding of various types of performance calculations (IRR, TWR) and various performance statistics.
  • Understanding of basic finance concepts such as NOI returns, cash flow returns, internal rate of return (IRR), present value/discounted cash flow, time weighted returns.
  • Working knowledge of GIPS preferred.
  • Strong quantitative skills and demonstrated analytical ability, including knowledge of geometric and arithmetic performance attribution.
  • Demonstrated ability to meet competing deadlines in a fast-paced environment and work well under time constraints.
  • Demonstrated skills in working effectively in teams at a high level of collaboration.
  • Strong organizational, interpersonal and communication skills and the ability to convey complex data in an easy, concise and simple manner.
  • Self-starter and intellectually curious.
  • Computer proficiency with a strong working knowledge of the suite of Microsoft Office applications.
