<b>What You'll Do</b>
You will be responsible for real estate transactions and lease administration for the Americas Field and Bay Area theaters, including applying industry best practices and governance. This role is closely aligned with the Global Service Owner (GSO) for RE to drive global consistency and relevance. Single point of contact for RE and provide advice and counsel to WPMs. You will manage real estate and legal partner performance and contracts. Keeps up to date with industry trends such as sustainability and how they impact Cisco. Also accountable for compliance to global offerings guidelines and standards
You will guides partners in the site selection and disposal process to help effectively negotiate real estate terms in a timely manner that maximize results to Cisco. Engages lawyers as needed and manages legal review of documentation. Analyses financial opportunities and alternatives and minimizes legal and financial exposure on real estate transactions. Orchestrates the signing of legal documentation by the appropriate authority within Cisco and ensures leases are registered in accordance with local requirements. Seeks input from WPMs for partner scorecards on every transaction. Contributes real estate expertise in identifying requirements for capital projects, including appropriate level of due diligence for funding, partner resourcing and participation required from CRE, site operations and GSO.
When acquiring Real Estate, ensures that standard Cisco’s standards including site selection criteria are followed, partners/lawyers are guided and WPMs are leveraged for local market knowledge. Ensures landlord obligations at met, economic incentives, TIs and appropriate insurance are in place.
You will leverages RE PM and partner resources to complete real estate due diligence for capital projects and real estate transactions including close out activities and facility decommissions.
When disposing RE, guides the partners in the identification of all suitable purchasers or sub-tenants or assignees.
Proactively manages portfolio, including land and empty space. Benchmarks portfolio on a quarterly basis and identifies opportunities for taking advantage of market conditions and consults with the Strategy and Planning team to identify actions to optimize the portfolio.
You will monitor critical dates, notifies WPM of action required. Arranges payment of deposits and rent, as applicable. Tracks deposits and guarantees and manages recovery at the end of a lease. Supports acquisition integration.
You will be responsible for developing and managing annual lease cost budgets and quarterly commits and for annual fee budgets and quarterly commits.
Ensures partner performance within specific functional discipline through ongoing development of partner performance criteria, analysis and audits of partner performance, participation in partner quarterly business review program and maintaining the partner relationship. Completes analysis activities, including benchmarking and assessment of partner performance, market transitions and Cisco business needs, to support changes to partner strategy.

● Bachelor’s degree in a relevant discipline
● 8+ years of experience in a related field
● Proven track record of successfully delivering results in a leveraged outsource environment
● Demonstrated capacity to handle multiple competing priorities effectively and manage large projects to successful conclusion
● Self-starter, Independent, pro-active mind set; generate and champion innovative ideas that bring value to the organization
● Strong decision and financial analysis skills to support Comprehensive knowledge of finance and budgeting as well as analytical tools to complex issues and make substantiated recommendations
